What happens at the estimate?

Mark Rhoades comes to your house and looks at the problem from both sides of the wall: where the water shows up in the basement, and the outside of the foundation, where it gets in. He’ll tell you what he thinks is causing it, which walls need work and what’s in the way, such as a porch, a driveway or a row of bushes.

Then you get the estimate in writing. It’s free, and there’s no pressure to decide on the spot.

Not every wet basement needs waterproofing. Water that comes up through a floor drain is usually a sewer backup, and plumbing leaks and condensation need their own fixes. If that’s what we see, we’ll tell you. Our guides to sewer backup vs. seepage and why basements leak explain the difference.

What should you have ready?

Nothing, if you just want to send the form. A few details make the visit quicker and the answer clearer:

• Where the water shows up. Which wall or corner, a crack, the joint where the wall meets the floor, or around a pipe.
• When it happens. During a heavy rain, a day later, at snowmelt or all the time, and how long it has been going on.
• Photos or video from when it’s wet. Keep them on your phone to show Mark. The form doesn’t take attachments.
• Past repairs. Crack injections, sealer paint, an interior system or earlier digging, and roughly when.
• What’s outside that wall. A porch, driveway, deck, patio, walk or garden bed.
• An inspection report, if you’re buying or selling and the report mentions water.
• A clear path. Move stored boxes away from the wet walls so they can be seen.
